I've been on enough Los Angeles roofs to tell you this: the stain on your ceiling in the second bedroom is almost never directly below the entry point. Water travels. It finds the path of least resistance along the roof decking, the structural layer beneath your surface material, and can travel several feet before it drops.
When I inspect a roof in Los Angeles, I'm not starting with the surface. I'm starting with penetration points, every location where a pipe, vent, HVAC unit, skylight, or other element passes through the roof membrane. Each one is a potential water entry point. Each gets an individual seal inspection.
On flat roofs, I check HVAC curb flashing first. That's the metal seal around the base of rooftop HVAC units, one of the most frequently missed failure points on commercial and flat residential roofs. A complete inspection checks every curb seal, every pipe collar, every valley transition, every gutter-to-fascia connection.
I also run a drainage assessment on every flat roof we inspect, an evaluation of drain basins, downspout connections, and gutter slope to confirm water clears the surface within code-required time limits. In Los Angeles, ponding water on a flat roof after an atmospheric river is one of the most common accelerants of membrane failure I see.
