Roof Replacement on Kessler Avenue, Chatsworth

A single-storey tract home in the north-west San Fernando Valley, built in 1957 and carrying the roof that goes with a house of that age. Inland Valley heat, Santa Ana exposure and fire-zone requirements all shape what goes back on a roof out here.

What the permit specified

  • TO CONFIRM: roof covering and class. Chatsworth borders the Santa Susana Mountains, so parts of it sit inside a Very High Fire Hazard Severity Zone where a Class A covering is mandatory. Confirm whether this parcel is in one.
  • TO CONFIRM: roof area. Taken from the permit in squares.
  • TO CONFIRM: sheathing. Whether new solid sheathing was specified, or the existing deck was reused.
  • TO CONFIRM: Title 24 Cool Roof. Required once a replacement covers more than half the roof area.
  • TO CONFIRM: permit number and dates. Issue date, OK to Cover, project final.

The permit record for this job. The owner name and street number are redacted.

Before this page goes live

  • The 15 .heic files will not display in Chrome, Firefox or Edge. Re-export them as JPEG and re-upload before using any of them on this page.
  • Confirm the scope: replacement, repair, or storm damage.
  • Add the redacted permit scan and fill in the five permit points.
  • Add more drone or ground photos once converted. Five JPEGs are in use and the marquee repeats them, which is noticeable.
  • Confirm whether this parcel is inside a Very High Fire Hazard Severity Zone before the fire-zone paragraph is published.
  • Replace the two marked paragraphs below with what was actually found on site.
Roof work underway on a 1957 single-storey home in Chatsworth, Los Angeles

A 1957 roof in the hottest part of the city

Chatsworth runs hotter than almost anywhere else we work, and the roofs show it.

The San Fernando Valley gets the full run of summer heat with none of the marine layer that moderates the coastal side of the city. Surface temperatures on a roof out here regularly exceed what the same material would see in Santa Monica, and thermal cycling does the rest: expansion by day, contraction overnight, every day for decades.

On a house built in 1957 that means the covering has almost certainly been replaced before, and what matters is the condition of everything underneath it.

TO CONFIRM: replace this paragraph with what was actually found on inspection. The age of the existing covering, the state of the underlayment and sheathing, whether there was active water intrusion, and what made this the right scope.

How the job ran

Four stages, the same sequence on every job we take on.

  1. Assessment

We walked the roof, photographed what we found and put the condition in writing before quoting anything.

  2. Permit

Kessler Avenue is inside City of Los Angeles limits, so this was filed with LADBS rather than the county. TO CONFIRM: permit number and issue date.

  3. The work

TO CONFIRM: what was actually done, in the order it happened.

  4. Final inspection

Drainage checked, debris and fasteners cleared from the property, and the permit closed out with LADBS.
