What Happens to an LA Attic Without Proper Ventilation

An under-ventilated LA attic reaches 150 to 160°F by mid-afternoon in summer.

That heat doesn't stay in the attic. It sits directly against the underside of your roof deck. It cooks the adhesive strip on asphalt shingles from below. Synthetic underlayment becomes brittle faster. The rooms directly beneath absorb that heat all evening, long after the sun goes down.

Here's what most homeowners don't realize: the damage is already happening before any visual sign appears on the roof surface. By the time you see curling shingles or feel excessive heat on your upper floor, the attic has been working against your roof for years.

Roof ventilation, the system of intake and exhaust vents that moves air through your attic, is what keeps attic temperatures closer to outdoor ambient levels. A properly installed balanced ventilation system, one with matched intake and exhaust capacity, can add five to eight years to the life of an asphalt shingle roof in the Los Angeles climate. It also reduces strain on your air conditioning system during the May-through-October dry season, when LA attics run hottest and air conditioners run longest.

The roof looks fine from the street. The damage is invisible. That's exactly why roof ventilation in Los Angeles gets overlooked until an inspector flags it, or a shingle warranty claim gets denied.

Ventilation Conditions Differ From the Coast to the Inland Valley. We Account for Both.

Coastal: Santa Monica

That difference matters when specifying a vent system. A ridge vent that performs adequately on a coastal property may be significantly undersized for the same roof geometry in an inland valley community. Ridge Vents, Soffit Vents, and Power Attic Fans: Which One Does Your Roof Need?

The right ventilation system depends on your roof geometry, not just what's available at a supply house.

There are three primary vent configurations used on Los Angeles residential roofs. Each works in specific conditions and underperforms in others.

Passive Ridge-and-Soffit Systems

A ridge vent, a continuous vent installed along the peak of a pitched roof, works by convection. Hot air rises, exits through the ridge, and pulls cooler replacement air in through soffit vents, which are the intake vents installed in the panel below your roofline. When this system is balanced, it moves air continuously without electricity and without moving parts.

The limitation: ridge vents require a long, continuous ridge run to move meaningful air volume. A simple gable roof with a 40-foot ridge works well. A hip roof, the style with four sloping sides meeting at a central point, has a much shorter ridge run. Many LA homes, particularly in the San Fernando Valley and South Bay, have hip roof geometry. A standard ridge vent installation on a hip roof often moves 30 to 40 percent less air than its rated capacity suggests.

Net free area (NFA), the actual open area through which air passes, measured in square inches, is the specification that matters, not the vent's physical length or listed size. California code requires a minimum 1:150 ventilation ratio: one square inch of NFA for every 150 square inches of attic floor area. Most homeowners have never heard that number. Most inspectors catch when it isn't met.

Soffit Vent Intake Only (No Ridge)

Some older LA homes have soffit venting installed without a matching exhaust vent. Air enters but has no structured exit path. The intake vents accomplish very little without an exhaust counterpart. This is one of the most common ventilation findings on homes built before 1980.

Power Attic Ventilators

A power attic ventilator (PAV), an electrically or solar-powered fan that actively exhausts attic air, addresses the hip roof limitation. It doesn't rely on convection or ridge run length. It forces air out.

The critical detail: a PAV requires adequate soffit intake to function correctly. A PAV running against insufficient intake venting will depressurize the attic and pull conditioned air out of your living space through ceiling gaps, light fixtures, and attic hatches. Your air conditioner works harder. Energy bills go up. That failure mode is common on older LA homes where a PAV was added without calculating whether the existing soffit venting was sufficient to support it. It's correctable, but only after someone measures both sides of the equation.

Net Free Area Calculated Before Any Vent System Is Specified

A ventilation recommendation without a net free area calculation is a guess, not a system design.

Shingle manufacturers are explicit about this. Most major asphalt shingle warranties, CertainTeed, GAF, Owens Corning, include documented ventilation requirements as a condition of coverage. A roof with insufficient ventilation is ineligible for warranty claims even if the shingles themselves are defective. That condition isn't buried in fine print. It's a standard warranty exclusion that appears when homeowners file claims.

That means measuring attic floor square footage, accounting for your roof geometry's effect on ridge run length, and identifying whether your existing soffit venting provides adequate intake for the exhaust system being recommended.

A balanced ventilation system, equal intake and exhaust capacity, is the goal. An imbalanced system with excess exhaust and insufficient intake reverses the pressure gradient. Conditioned air exits. Energy costs rise.

Here's what that looks like in practice: a 1,800 square foot attic floor requires a minimum of 720 square inches of NFA , split evenly between intake and exhaust. That's 360 square inches of soffit vent and 360 square inches of ridge or powered exhaust. Many older LA homes we inspect have 200 square inches total. The gap between what's there and what's required is where heat accumulates.

California's Title 24 energy code mandates minimum ventilation ratios for all permitted roofing work. Climate Zone 9, which covers most of the Los Angeles basin, requires balanced systems, not just exhaust vents. That compliance is verified during the building inspection after a permitted re-roof. Before we leave, we confirm no blockages remain at the ridge, no spray foam or insulation is obstructing soffit vents, and no reversed pressure differential exists in the attic.

Materials are selected based on the specific vent type and roof surface. Ridge vents are continuous, not segmented. Soffit vents are sized to the panel spacing of your existing soffit, not the nearest standard product.

How a Balanced Attic Ventilation System Gets Designed and Installed

Diagnostic Assessment

We start in the attic, not on the roof. Attic access reveals the most critical information: floor area, depth of insulation (insulation blocking soffit airflow is a common finding on older LA homes), presence and condition of existing vents, and visible evidence of heat-related damage to sheathing or underlayment. We document existing conditions with measurements before any recommendation is made.

On the roof, we check ridge run length, count and size existing exhaust vents, and inspect soffit panels for open area and blockage. The full picture, inside and outside, produces an accurate calculation.

System Design

After the diagnostic, we run the NFA calculation. We present the result alongside the existing system's measured performance. The gap between current NFA and required NFA determines the scope of work. On some homes, adding two soffit vent panels and extending a ridge vent section is sufficient. On hip-roof homes with short ridge runs, a solar-powered PAV paired with new soffit venting is the right answer.

Installation and Verification

Ridge vent extension involves cutting the roof deck along the ridge, setting the continuous vent, and integrating it into the existing roofing material without creating a new water entry point. Soffit work involves cutting panels to the calculated open area and installing insulation baffles to maintain the clear airway from soffit to ridge, a step that matters for long-term system performance.

After installation, we verify airflow at the intake and confirm no blockages remain at the exhaust. The system is functional before we leave the property.
